Students renting guide
At Attwoods, our high standard ensures that the student houses that we offer to rent are of a good specification and quality. We recommend that you pick your group before you start looking for your shared house for the next academic year. Attwoods will be able to tell you about all the different available houses that fit into your requirements.
Attwoods advertise all student houses from the November before the tenancy starts and you can book in viewings from these dates. We will attend viewings with all the necessary information
on the tenancy terms. Once you have viewed a house that you would like to proceed with, all the tenancy details (as advertised online), will be sent to you in a confirmation email.
Once you have reserved the property for next year, we will need you to complete some paperwork. The paperwork includes application forms and contract. Our Student Manager will explain all paperwork and necessary information including paperwork deadline dates. It is her job to guide you through the whole paperwork process, start-to-finish.
You will need to pay a deposit before you move in. This deposit will be secured with a government approved protection scheme until the end of your tenancy. When Attwoods manage your student house,
we will lodge your deposit with the Deposit Protection Service (DPS), and you will be provided with the relevant information in order to re-claim the deposit at the end of your tenancy.
When renting through Attwoods, the contract will be an Assured Shorthold Tenancy Agreement (AST). This will be on a "joint and several" liability. This means you are all jointly responsible
for the communal areas of the property. You will be provided with a legally bound copy of this, at the start of your tenancy. For any questions about the content, you will be able to ask our Student Manager.
In most cases, you will collect your keys from our office in Kingswood. If it easier for us to meet you at the property, let us know in advance and this can be arranged. When Attwoods manage your
student house, you will be provided with a full property inventory which details property decoration, fixtures, fittings, furniture and their condition, with photographs. You will need to check this over
with the condition of the property once you arrive. If you require help with setting up your utility bills once you have moved in, we will be available to help.
We will always tell you who manages the property so you know who to contact after you have moved in. In cases where Attwoods manage your student house, we will provide you with our details,
emergency contact details and out of office house contact details too. We hope that you don’t come up against any problems whilst living in your student house, but if you do, we want to ensure
you have the correct contact details. This ensures you are kept in good hands.
Attwoods will be in contact with you between two and three months before your tenancy comes to an ends. We can make arrangements with you if you are planning to leave the property before the end of the tenancy. We will provide you with a step-by-step guide of our moving out process and once you have moved out, we will be in contact and provide you with a full property check-out report. Once this has all been completed, you will be able to have your deposit returned to you.
